When moving into a Frederick Douglas home, tenants can relax safe in the knowledge that the property has been comprehensively checked for any issues and a full inventory and schedule of condition is conducted to protect the tenants bond deposit.

All legal checks are completed as standard, each and every property is assessed prior to marketing and all fire regulations and legislation is adhered to at all times.

The Frederick Douglas Complaints Procedure has been structured to ensure that any concerns are dealt with as quickly and efficiently as possible. Please follow this process:p>

Stage 1. Speak to the negotiator / manager who was initially been dealing with the issue. We receive very few complaints, however we understand that sometimes things can occasionally go wrong. In order that your concerns are addressed as efficiently as possible we ask that you first raise the issues verbally with the negotiator / manager who is fully aware of the situation. If you are not satisfied with the response you can proceed to the next step. p>

If the issue has still not been resolved the next step is. p>

2. Write to the Director Your complaint will be acknowledged within three working days of receipt and an investigation undertaken. The investigation will include how it has been handled to date, which may include further investigations into the background of your concerns. A formal written outcome of the investigation will be sent to you within 15 working days. p>

Following the Frederick Douglas Director investigation, a written statement expressing Frederick Douglas's final view will be sent to you. This will include any offer made. This letter will confirm that you are entitled if dissatisfied to refer the matter to www.ombudsman-services.org within six months for a review. p>

If the issue has still not been resolved the next step is. p>

3. Refer Matter to Ombusdman Property Redress Scheme

Tenant Referencing 150.00 / Person. This is charged for each tenant applying for the tenancy. p>

Guarantor referencing 75.00 / Guarantor Applicable if a guarantor is required. p>

Negotiating and Agreeing your tenancy agreement (tenant share) 210.00p>

One off charge for the Tenancy Agreement. p>

Company Referencing 300.00 p>

Company/Business referencing charge Negotiating and Agreeing a Renewal/Extension to your tenancy (tenant share) 100.00 p>

One off charge for each renewal / extension p>

Rent Arrears Letter 25.00 p>

Cost of each rent arrears letter resulting from the rent not being paid, remaining unpaid and requesting payment p>

Breach of Tenancy Agreement Letter 25.00 p>

Cost of each breach letter resulting from the tenant breaching the tenancy agreement and requesting that the breach be stopped and remedied p>

Change of Sharer 200.00 / Tenant Fee to be paid where a landlord agrees to an existing joint tenants request to leave the tenancy and be replaced with a new joint tenant, to include cost of referencing new tenant and replacement tenancy agreement. p>
